The Homebuyer Report is not a "valuation report" as required by your mortgage lender. That type of report is undertaken on the mortgage lenders behalf to confirm that the property is suitable security for the amount you are borrowing.
A Homebuyer Report is done on your behalf to identify the level of defects in the property, their likely cost to put right and identify other matters you should be aware of before going ahead with your purchase.
The Homebuyer Report will assist you in making an informed decision to proceed and provide you with the information you may need whilst negotiating the final purchase price with the Vendor.
